Two Rivers Office Towers is one of Nairobi’s prominent Grade-A commercial office developments, offering corporate space within the larger Two Rivers mixed-use precinct along Limuru Road.

The complex combines office accommodation with access to retail, hospitality, entertainment and other services, making it a major commercial destination in the city’s northern suburbs.

Who Owns and Developed Two Rivers Office Towers?

The Two Rivers Office Towers form part of Two Rivers Lifestyle Center, which encompasses the office towers and Two Rivers Mall.

The center is jointly owned through Two Rivers Lifestyle Center Limited, with Old Mutual Properties holding 50% and Two Rivers Development Limited holding the other 50%.



Two Rivers Development Limited was historically controlled by Centum Investment Company, alongside AVIC International and the Kenya Development Corporation. Centum’s records show that it led the development of the wider Two Rivers project, including master planning, statutory approvals, infrastructure and construction of the retail and commercial components.

The broader Two Rivers development occupies about 101–102 acres in Nairobi’s Diplomatic Blue Zone. the precinct includes installed power, ICT, roads, water and waste-management infrastructure, in addition to retail, offices, hospitality and residential developments.

The office component consists of two towers, with 21,000 square meters of office space across the Northern and Southern Office Towers.

Two Rivers Office Towers Rental Rates

Rental prices at Two Rivers Office Towers vary according to the size of the office, floor, lease terms, and other commercial conditions.

Current property listings on Property 254 show the Southern Tower at KSh100 per square foot per month, plus a KSh20 per square foot service charge and parking at KSh10,000 per bay. The advertised spaces range from about 2,500 to 15,000 square feet.

For example, a 2,500-square-foot office at KSh100 per square foot would cost about KSh250,000 per month before service charge and applicable taxes. A 5,000-square-foot office at the same quoted rate would cost about KSh500,000 per month, before additional charges.

Historical project marketing material quoted an average rental rate of KSh1,100 per square meter, with a KSh300-per-square-metre service charge and a 5 percent annual escalation.

The towers have attracted corporate tenants, including Carrefour’s headquarters among the occupants.

Location and Facilities at Two Rivers Office Towers

The towers are located along Limuru Road, near the Northern Bypass, within the wider Two Rivers precinct.



The location of the offices is near neighborhoods including Runda, Gigiri, Rosslyn, Muthaiga and Nyari, providing access to the Northern Bypass and major roads serving Nairobi.

The office towers offer Grade-A commercial features including modern common-area finishes, high-speed lifts, security systems, accessibility facilities and ample parking.

Occupants also benefit from being integrated into a much larger mixed-use destination. Two Rivers Mall provides retail and dining facilities, while the wider development includes hospitality, entertainment and residential projects. The center has more than 2,100 parking bays. The wider development also has dedicated infrastructure for power, ICT, water, roads and waste management, while Two Rivers has developed its own power and water utilities to support the precinct.
