New prices of government affordable housing units for new applicants published on the Boma Yangu portal show a 20 percent upwards adjustment.

Going forward, cost of studio apartments will go up from Ksh1.5 million to Ksh1.8 million, with one-bedroom units rising from Ksh2 million to Ksh2.4 million. Two-bedroom units increased from Ksh3 million to Ksh3.6 million.

Move comes as market rate price of a two-bedroom house, for example, currently stands at about Ksh3.9 million, while three-bedrooms fetch about Ksh5.28 million.

Before the revised prices came to effect on October 1, at one point, some agencies and Kenyans questioned the philosophy of the government Affordable Housing Programme.

A latest Parliamentary Budget Office report revealed that the government has spent nearly all the Ksh205.7 billion collected through the Housing Levy, with only Ksh2.9 billion remaining as of June 2026.

While Ksh198 billion was spent on housing construction, the report notes, Ksh4.8 billion went towards recurrent expenditure.

The Affordable Housing Fund board has also skipped a House oversight committee meeting that was to poke holes on audit findings that revealed a lack of title deeds for ongoing housing projects valued at Sh53.87 billion.

Everyone has plenty of affordable housing stories, and, besides people who are opposed to the affordable housing program, there are all of the good real stories.

Dania Ndighila, a youth from Voi in Taita Taveta County, says the affordable housing project has helped her get an internship as an interior design intern after struggling to find work.

Ms. Nsighila told BT the opportunity now helps her earn something at the end of the month, pay rent, water and other utilities, and also start small businesses.

Government says affordable houses a reality and that it is splashing more than KSh25 billion in projects under the programme in Kilifi County, for example. The investments include KSh18 billion for affordable housing and KSh1.2 billion for modern markets, plus over KSh2 billion for student hostels.

“We are investing KSh25 billion in the county to deliver affordable housing, modern markets and student hostels, improving livelihoods and driving inclusive development,” President William Ruto says.
