Victoria Sands Lodge in Mbita has been put on sale by its owner, Lynne Nzisa, following frustrations and challenges from local politicians.
Nzisa, who is also called Kelitu Kaseo, the property director, announced the planned sale in a social media post, saying she was ready to let go of the Mbita branch after dealing with what she described as numerous challenges.
“Come and buy this property. I am ready to let go off Victoria Sands Lodge, the Mbita branch. I’m tired of all these challenges,” said Nzisa.
Victoria Sands Lodge is located along the Mbita-Sindo Road in Homa Bay County, overlooking Lake Victoria and offering views towards Rusinga Island.
Five-acre Lakeside Property with Cottages and Conference Facilities on Sale
According to the sale details shared by Nzisa Victoria Sands Lodge Mbita branch, it sits on five acres and comes with 13 executive cottages. The accommodation facilities are complemented by conference infrastructure comprising two halls, with capacities of about 200 people and 70 people respectively.
Victoria Sands Lodge also features a swimming pool with separate adult and children’s sections, a children’s playground, a bar and restaurant, and outdoor gazebos. The property also has well-maintained gardens included in the sale.
The lodge has direct access to Lake Victoria, with an extended artificial beach, a pier and a lagoon designed for docking boats. The lakeside setting is one of the property’s main features, with the lodge marketed as a retreat offering lake views and sunset experiences.
Its listed room categories include executive king cottages, executive twin cottages, executive triple cottages and a family cottage.
Solar Systems, Staff Housing and other Infrastructure Included
According to Nzisa, the property has two solar installations, rated at 10kVA and 3kVA, which can run the entire property during sunny conditions, including circulation of the swimming pool.
A 7kVA standby generator is also available as an alternative power source.
The property further includes staff residential facilities comprising a two-bedroom house, two additional two-roomed houses and several semi-permanent structures. Other infrastructure listed includes a laundry room, kitchen and stores.
Nzisa also says the property has two large biodigesters designed to operate with zero effluent.
The lodge is being offered as a going concern, with the sale covering the existing infrastructure and furnishings.
However, Nzisa clarified that the Victoria Sands Lodge brand itself is not part of the sale.
She said a separate franchise arrangement could potentially be negotiated with a buyer to allow continued use of the Victoria Sands name under agreed conditions.
Victoria Sands also operates a separate Takawiri Victoria Sands destination on Takawiri Island. Nzisa has clarified that she intends to retain the property.
“What’s on sale is the infrastructure (furnished) and not the Victoria Sands Lodge brand. However, a separate franchise license can be agreed upon to use the brand under some conditions since I plan to retain Takawiri Victoria Sands, she added.
This means that the proposed KSh250 million sale concerns the Mbita property and its infrastructure and not the entire Victoria Sands hospitality business.
Additional Land Available Separately
Nzisa stated that there is additional land that could be available to interested buyers separately.
She indicated that she owns another four acres adjacent to the lodge and an additional three acres across the road, both of which could be sold separately from the main property.
Victoria Sands Lodge is an established accommodation facility in Mbita, with direct beachfront access, a swimming pool, restaurant and bar facilities, gardens and lake views.
