Nairobi’s Vienna Court is a KSh2.6 billion office complex that stands out not only for its premium commercial space but also for the mature garden incorporated into its design.
The project combines office space, landscaped areas, and sustainability features in a design that was recognized internationally.
The development has since become a landmark in the capital because of its green building credentials, unique landscaping, and strategic location.
KSh2.6 Billion Development With 120,000 Square Feet
Vienna Court comprises 120,000 square feet of premium office space and was developed as a five-storey commercial complex.
PDM Holdings said the project cost KSh2.6 billion, while about 65 percent of the available space had already been pre-let ahead of its official opening.
The complex was designed by architects Kujenga Limited and features two crescent-shaped office wings arranged around a landscaped central garden and water features. The arrangement gives the offices views of the garden while creating an open central space within the development.
The property also includes underground parking for about 400 vehicles.
Other amenities include a gym, cafeteria and dedicated bicycle parking. Vivo Energy, the company associated with Shell-branded fuels in Kenya, is the anchor tenant when the complex opened.
The 1950s Garden Saved During Construction
One of Vienna Court’s most distinctive features is its mature garden, which existed on the site decades before the current office complex was built.
Some of the garden’s trees had been preserved since the early 1950s. Instead of removing the existing landscape to make room for the new development, PDM designed the building around it. The approach required excavation around the existing garden, including deep excavation for the underground parking.
The final design places the office wings around the garden, with reflecting pools and water features forming part of the landscaped environment.
PDM said the decision to preserve the trees added construction costs but was important to the project’s environmental objectives.
Amenities and Modern Workplace Features
Vienna Court earned LEED Gold pre-certification from the US Green Building Council during construction, placing it among the commercial developments in East Africa that adopted internationally recognized green-building standards.
Its sustainability features include rainwater harvesting, solar-control glass, balconies that provide solar shading, passive ventilation, bicycle storage, and priority parking.
The design also incorporates central air-conditioning infrastructure for office spaces.
The building’s designers sought to improve natural air circulation and reduce reliance on mechanical cooling.
Vienna Court later received further recognition in the 2018 African Property Awards, where it was named the best office development in Africa.
Public workspace listings show that office space at Vienna Court is available at different price points depending on the type of workspace required.
Rental rates at Vienna Court start from KSh8,960 per month for a virtual office package. Private serviced offices range from KSh52,178 per month for a one-person office to KSh104,355 for a three-person office, with larger workspaces available at negotiated rates based on occupancy and lease terms.
