Nairobi’s housing market is seeing growing interest in prime suburban homes as rising construction costs, inflation and changing buyer preferences influence property investment decisions.
While some apartment markets face oversupply and pricing pressure, developers are targeting buyers looking for spacious homes, security and access to essential amenities in established residential areas.
Property data from HassConsult places Nairobi’s residential rental yields at around 7.4%, while Knight Frank Kenya’s market reports have highlighted demand for residential properties in well-connected locations.
One development targeting this market is Marigold II, an 89-unit townhouse project by Purple Dot International along Lang’ata Link Road, opposite Wilson Airport. The development comprises four-bedroom duplex and triplex homes designed for families seeking suburban living within reach of Nairobi’s commercial centres.
Rising Costs Reshape Housing Choices
Higher construction and material costs have added pressure to Kenya’s property sector, influencing development expenses and the prices buyers face.
At the same time, property developers are responding to changing preferences among households seeking more space, controlled access and shared recreational facilities.
Established residential areas such as Lang’ata and Karen continue to attract interest because of their access to schools, businesses and other amenities. Limited availability of land in some locations can also influence property prices, although returns depend on market conditions, purchase costs and demand.
For buyers, the choice between an apartment and a townhouse often comes down to affordability, space, security and the cost of maintaining the property. Investors, meanwhile, must consider rental demand, occupancy rates and the potential for long-term appreciation.
Purple Dot International Highlights Delivery and Quality
Purple Dot International Chairman Kurji Kerai said buyers and investors increasingly want assurance that developers will complete projects as promised and maintain construction standards.
“In today’s property market, investors and families are looking for more than just blueprints—they are looking for absolute certainty. At Purple Dot International, our core ethos is built entirely on trust, uncompromised quality, and strict adherence to timely delivery. Marigold II stands as a testament to our promise that when we commit to a vision, we deliver a sanctuary of enduring value that our clients can proudly call home right on schedule,” Kerai said.
His remarks highlight the importance of project completion, construction quality and delivery timelines in a market where delays can affect buyers who have committed substantial funds to residential developments.
Purple Dot International Chief Executive Officer Bharat Kerai also thanked the investors and homeowners who supported the project.
“A development is only as strong as the community that believes in it. We want to extend our most sincere gratitude to our investors and homeowners for always believing in our vision and giving us the opportunity to deliver. Your trust is the bedrock of our success, and seeing families step into Marigold II to begin their next chapter is the ultimate reward for our collective efforts,” he said.
Inside Marigold II
The development consists of 89 four-bedroom duplex and triplex townhouses. According to the developer, the homes feature ensuite bedrooms, full-height sliding doors to allow natural light into the interiors and private rooftop terraces.
The project also includes shared facilities intended to serve residents’ recreational, fitness and security needs.
These include a clubhouse, a gym, a steam room, a swimming pool and designated children’s play areas. The developer says the community also has gated access, perimeter security and continuous monitoring.
Other features include backup utility infrastructure and solar-powered street lighting.
Its location along Lang’ata Link Road offers access to the Lang’ata and Karen residential corridors, where residents can reach schools, commercial centres and lifestyle facilities.
For households considering a move to a townhouse, however, the overall cost extends beyond the purchase price. Buyers also need to assess service charges, utility expenses, security arrangements, maintenance obligations and the terms of ownership before committing to a property.
What It Means for Nairobi’s Property Market
Marigold II reflects developers’ efforts to attract buyers seeking larger homes and shared amenities in established suburban locations.
However, the performance of such developments will depend on factors including affordability, mortgage costs, rental demand and the wider economic environment.
For investors, a property’s location and design are only part of the decision. Rental income, operating expenses, resale prospects and the reliability of the developer also influence its long-term value.
As construction expenses and household budgets remain important considerations, developers face the challenge of delivering homes that meet buyers’ expectations without pricing out their target market.
For Purple Dot International, Marigold II is positioned as a response to demand for four-bedroom homes that combine private living spaces with shared facilities and access to Nairobi’s established residential corridors.
